CANCELLATION POLICY
- We won’t cancel your stay except for extraordinary circumstances.
- If you cancel your stay prior to 5 days before your stay then we offer a refund, any cancellations after 5 days before your visit will result in the 10% deposit being retained.
- In the event of a no show, or booking reduction after arrival the full cost is charged.
TERMS & CONDITIONS
- Guests are welcome from 4pm on check in day, unless otherwise agreed in advance. Please park in the designated space outside the black gate for Hill. Parking is limited to 1 vehicle. Our neighbour owns half the parking area, so while you are welcome to turn on it we ask that you never block access.
- Guests should vacate the property by 11am on the day of departure – this allows thorough cleaning for our incoming guests. Please leave the keys when you leave.
- Vaping or smoking within the property will result in termination of occupancy & forfeiture of payment
- No bookings will be accepted for under 18s
- We reserve the right to terminate a booking, without notice or refund, in case of a breach of our conditions.
- We reserve the right to enter the property to undertake essential maintenance & for inspection purposes
- We ask that guests don’t burn candles in Rosehill
- Please make sure you switch off lights, heating, appliances when you’re out, we're an eco-friendly holiday cottage.
- Please report any problems or complaints to us immediately and we will attempt to put things right.
- Complaints not reported to us at the time, & reported after the guest has left the property will not be considered
- We are not liable for any temporary defect of any equipment or appliance in the building.
- There is no compensation for a temporary outage of electricity, water, internet or TV service – but rest assured we will do our best to make guests comfortable.
- We are not responsible for the loss of personal belongings or valuables of guests.
- There will be a BBQ available for guests use, please use the utensils provided & clean up after use. No disposable BBQ’s thanks.
Infants
- Guests infant child would be welcome, generally the under 2s, we don’t provide any baby equipment as most guests prefer their own, there is room for a travel cot beside the bed.
Pets
- Please note we have pets of our own.
- We allow 2 well behaved dogs; they are permitted to be off lead in our shared securely fenced garden. They are charged at £20 per stay – this is effectively an extra hour of cleaning for the property.
- Please don’t allow pets on the furniture.
- Guests are responsible for clearing up after their pet and placing the waste bags in the dustbin provided in our garage.
- Please keep the black Hill gate shut so we all know where our pets are.
Damage
- Please treat the facilities & accommodation at Rosehill with due care so that other guests may enjoy them too. If you notice something missing or damaged please let us know immediately so we can take action.
- If there has been damage or breakage during your stay please report it immediately, we understand accidents happen, and it gives us the opportunity to rectify problems before our next guests.
- We reserve the right to make reasonable amendments / additions to our terms and conditions
- This property is privately owned and is part of our home, we expect guests to enjoy the facilities and treat them with respect.
